Custom HOME Building process

  1. Initial Consultation:

    • Meet with the client to understand their requirements, budget, timeline, and vision for the custom home. Discuss their lifestyle, family size, future plans, and any specific features they desire. 

  2. Selecting a Design Team:

    • Assemble a design team that includes an architect, interior designer, and other relevant professionals. Collaborate with the client to choose the right team based on their preferences and the project's scope. BPI can recommend architects, interior designers, and any other professionals if desired.

  3. Site Selection and Assessment:

    • Assist the client in finding an appropriate site for the home. BPI has sites to be considered if the client does not already have a site in mind.  We will also evaluate the site's suitability, including factors like orientation, topography, zoning regulations, and utilities.

    • If client wants to build on one of BPI owned lots, the client would purchase the lot upfront once a price for the lot and an general estimate for the home is established.

  4. Design Concept Development:

    • Work closely with the design team to develop a preliminary design concept based on the client's requirements and site constraints. This may include floor plan, elevations of the front façade, lighting layouts, etc.

5. Construction Set, Bidding, and Construction Financing:

  • BPI will work closely with the architect and clients to ensure as the final set of construction documents will stay within the budget set-forth earlier in the home building process.  Once the final set is complete, BPI will estimate the job fully to finalize a cost and present to the client.

  • If the client plans to finance the construction with a lender, they will send the construction plans to the lender to get an appraisal done for the loan.

6. Contract and Construction:

  • BPI will review the construction contract with the client which covers all facets of the construction phase, draw schedules, timelines, warranties, etc. 

  • Once contract is signed by all parties, BPI will apply for the building permit. Once the building permit is received, construction will begin. Construction is anticipated to take 12 months. 

  • Upon completion of the home, BPI will have a final walkthrough with the client to ensure all punch list items are addressed.
